Beefeater Is Gone. Here’s Where 261 Kitchens Go Next

Whitbread closed its final 106 Beefeater restaurants on Thursday 10 September. Now the carve-up begins — and every converted site means a kitchen refit somewhere.

The buyer’s view

Whitbread closed the last 106 Beefeater restaurants on Thursday 10 September 2026, completing the wind-down of its standalone restaurant estate.

It was the final act of a brutal week. Bar + Block, Table Table and Cookhouse + Pub closed on 3 September, and the 89 remaining Brewers Fayre sites followed on 7 September. Around 3,800 roles are affected across Whitbread’s UK and Ireland operations, with redeployment promised where possible. Behind those numbers are kitchen teams who did the job to the very end — that deserves saying first.

The carve-up, as it stands

The estate is not simply going dark. Three futures have emerged. First, Queensway Inns has agreed a conditional deal for 53 Beefeater and Brewers Fayre sites, expected to relaunch as value-focused pubs, with roughly 900 team members in line to transfer under TUPE. No brand name and no reopening dates have been announced yet.

Second, Mitchells & Butlers is taking seven sites for conversion to Miller & Carter and Toby Carvery. Third, Whitbread is converting site kitchens into integrated Premier Inn restaurants — a model already running in over half its hotels — as part of a plan to add around 3,600 hotel extension rooms in high-demand locations.

Do the arithmetic across the 261 closed sites, though, and roughly 200 have no publicly confirmed operator or format yet. Some will become hotel restaurants, some will be sold on. That uncertainty is the real story for the trade.

What a conversion wave means for equipment

Every one of these routes ends in a refit. A pub-grub kitchen becoming a Miller & Carter needs a different line — chargrills, holding, refrigerated prep — and an integrated hotel restaurant needs a leaner, breakfast-heavy setup than a carvery ever did. Expect fit-out contractors and auction houses to be busy all winter.

That also means a surge of ex-chain catering equipment reaching the second-hand market. Some of it will be genuinely good kit; some will have done a decade of Friday nights. Chain sites are usually stripped by clearance contractors, so provenance and service history are rarely documented by the time a cabinet reaches an auction lot.

Craven’s verdict

The strength here is opportunity: a wave of well-located, fully serviced restaurant sites is coming back into play, and operators taking one on can spec a kitchen around their own menu rather than inheriting someone else’s compromises. The caution is the second-hand flood — an ex-chain fridge with no service history, an unknown gas charge and no warranty is not a bargain, it is a gamble, and with around 200 sites still in limbo the timing of supply is anyone’s guess. This news matters most to operators eyeing a former Whitbread site, and to anyone tempted by auction kit this autumn. Talk to Craven Cooling before you commit either way: we can spec a conversion kitchen from scratch or tell you honestly whether new kit with a warranty beats the auction price that looks too good.

The stunt — The Auction Reality Check: Before bidding on any second-hand refrigeration this autumn, price the same duty new, then list what the used unit is missing: warranty, service history, delivery, installation, disposal of your old unit. Cost each line realistically. If the gap between totals is smaller than one emergency call-out, you have your answer.
